Now the part a calculator cannot do

What this calculator cannot tell you

The figures above are arithmetic, and honest arithmetic. Whether a Spanish bank actually says yes depends on things no calculator knows — and that is the part we do.

What the numbers know

The price, your age, your income, the loan-to-value rule for your residency, and the purchase tax of the region you chose. That is genuinely useful, and it is why we publish the assumptions below.

What they don’t

Whether you are employed or run your own company. Whether you are paid in euros, sterling or dollars. Your nationality, where you pay tax, how complete your paperwork is — and which banks are comfortable with a profile like yours this month, which changes.

Why that gap is worth money

One bank offers you one product, priced on how it happens to feel about non-residents that week. We put your file to several, so they compete for it. Over a 20-year mortgage, three tenths of a percent is thousands of euros — and it is decided by how the application is presented, not by this page.

Current mortgage rates in Spain

What this calculator assumes

Every figure above comes from these rules. We publish them because a calculator you cannot check is worth very little.

RuleNon-residentResident in Spain
Maximum loan to value70% of price or valuation, whichever is lower80% of price or valuation, whichever is lower
Longest common term25 years30 years
Age at the end of the mortgage75 — the maximum term shortens automatically if your age requires it
Maximum share of net income40% including existing loans and credit commitments. This is what drives the score
Interest rate used2.75% orientative. Real offers depend on the lender, the product and your profile, and may be fixed, variable or mixed
Purchase taxThe actual rate of the region you select, across all 17 communities plus Ceuta & Melilla — flat, banded or marginal exactly as each region applies it. Resale: transfer tax (ITP). New build: 10% VAT (7% IGIC in the Canaries, 4% IPSI in Ceuta & Melilla) plus stamp duty
Notary, registry & adminA real amount, banded by property price — from €1,200 on a purchase up to €150,000 to €4,500 above €1m. Not a percentage
Legal feesBanded the same way — €2,000 up to €150,000, rising to €7,500 above €1m
Stamp duty on new build (AJD)The rate of the region you select, 0.5% to 2%. Some regions raise it above a price threshold, and that is applied too
Valuation & mortgage costsValuation €400–€900 and the first year of home insurance, both banded by price, plus our fee, banded on the mortgage amount (minimum €2,200). Bank set-up costs are €0 — Spanish banks cover them by law
Not includedCurrency conversion costs, furniture, community fees, IBI council tax, home insurance, or non-resident income tax

Questions about the numbers

How is the simulated bank score worked out?
We take the largest mortgage the loan-to-value rule allows on your property, calculate the payment over your maximum term at 2.75%, add your existing monthly debts, and express the total as a share of your net monthly income. Spanish lenders generally want that figure at or below 40%. At or under 40% the file scores green; between 40% and 50% it scores amber, because it usually still works but needs structuring; above 50% it scores red. It is arithmetic, not a credit decision — but it is the same arithmetic the bank starts with.
Why can I not choose my own term or deposit?
Because in Spain you largely cannot. The term is set by two rules — the maximum for your residency status, and the requirement that the mortgage is repaid by age 75 — so we calculate it rather than let you pick a term a lender would not grant. The deposit follows from the loan: whatever the mortgage does not cover, you fund. Showing you the real constraint is more useful than letting you type in numbers that produce a comfortable answer no bank would honour.
Where does the 2.75% rate come from?
It is an orientative figure we use for a first estimate, in the middle of the range international buyers are currently being offered in Spain. It is not a quote. Your real rate depends on the lender, whether you choose fixed, variable or mixed, your profile and the products available when you apply.
How much cash do I actually need beyond the deposit?
It depends on the region, which is why Step 3 asks you for one. On a €300,000 resale, everything on top of your deposit lands between roughly €21,000 and €39,000 — about 7% to 13% of the price — and almost all of that spread is purchase tax, which is set by the region and not by Spain: €12,000 in the Basque Country, €18,000 in Madrid, €24,000 in the Balearics, €30,000 in Catalonia. The rest — notary, land registry, legal fees, valuation, first-year insurance and our fee — are real banded amounts rather than percentages, and every one of them is itemised in the breakdown above.
Do you need my details to show me a result?
No. Every figure on this page is calculated in your browser and nothing is sent anywhere until you choose to send it. There is no email gate and no sign-up. If you want a real assessment against actual lender criteria, that is what the buttons on the right are for — but the calculator is yours to use either way.

A calculator can’t tell you whether a bank will say yes

This page shows you the arithmetic and an indicative score. Whether a Spanish lender approves you depends on your income currency, your employment type, your documentation and which banks are comfortable with your profile right now. That is a conversation, and it is free.
